3 Gîtes with a total capacity of 17 people over 250m²

In an authentic, lovingly renovated Ardèche Mas, you will find 3 charming gîtes accommodating from 1 to 17 people (including children). These gîtes are located on the same facade of the Mas. There is a large covered terrace for dining together and a kitchen for cooking together.

If you dream of a quiet stay close to nature to escape daily life and recharge your batteries, our charming gîtes combine the colors and energy of stone. Backed by the hill, we are surrounded by garrigue and a beautiful landscaped park. Not overlooked and set back from the road, you can fully enjoy the outdoor lounge, small stone benches in the shade of large trees, and the soothing sound of cicadas. Stone lovers will be delighted. The 200m² pool area features an 11×6.5m chlorine kidney-shaped pool, heated from April to October (depending on weather conditions) and open from 10:00 AM to 8:00 PM, allowing you to cool off and enjoy a peaceful swim in a green setting. Adults must supervise minors at all times by the pool.

The entrance to the Mas leads to the parking lot and then the courtyard. You will also find a petanque court and a children’s play area to delight the little ones. The bike path runs directly in front of the estate. The Greenway (Voie Verte) connects Grospierres to Vogüé (28 km). The property is a 5-minute walk from the Chassezac River, where you can find a quiet spot for swimming, fishing, or simply picnicking by the water. At the heart of all South Ardèche activities and its heritage, you are 8km from Vallon Pont d’Arc, 3 km from Ruoms, and 15 km from Les Vans.

This Mas includes 3 Gîtes and 3 self-catering bed & breakfast rooms (chambres d’hôtes). When you rent a gîte, there are no other B&B guests on site. The owners live discretely on the premises and remain at your disposal to guide you best in your sightseeing. As members of the “Ardèche Accueil Patrimoine” association, we can advise you on your stay, tours of Ardèche heritage, and direct you to local products. Through our partner network, we can help you ideally plan and organize your stay.

RENTAL CONDITIONS FOR THE GÎTES AT MAS DE LA COLOMBE

ARTICLE 1: DURATION OF STAY The tenant signing this contract concluded for a fixed duration may under no circumstances claim any right to remain in the premises after the stay.

ARTICLE 2: CONCLUSION OF THE CONTRACT The reservation becomes effective once the tenant has sent the lessor a 30% deposit of the total price of the stay and a signed copy of the contract. A second copy is to be kept by the tenant. The lessor may continue to offer the stay for rent until the reservation is validated by a signed contract and paid deposit. The contract concluded between the two parties in this act may under no circumstances benefit even partially to third parties, whether physical or legal persons, unless written agreement is given by the lessor. Any breach of this last paragraph could lead to the immediate termination of the stay at the fault of the tenant, with the price of the stay remaining definitively acquired by the lessor.

ARTICLE 3: CANCELLATION BY THE TENANT Any cancellation must be notified by registered letter to the lessor. Cancellation before arrival: The deposit remains acquired by the lessor. The latter may request the balance of the stay if the cancellation occurs less than 30 days before the scheduled arrival date. If the tenant does not show up within 24 hours following the arrival date indicated on the contract, this contract becomes null and void, and the lessor may dispose of the premises. The deposit remains acquired by the lessor, as well as the balance of the stay. If the stay is cut short, the price of the stay remains acquired by the lessor. No refund will be made.

ARTICLE 4: CANCELLATION BY THE LESSOR The lessor shall refund the tenant all sums paid in full.

ARTICLE 5: ARRIVAL AND DEPARTURE TIMES For a weekend: Arrival on Friday from 5:00 PM and departure on Sunday before 3:30 PM. For a week: Arrival on Saturday from 5:00 PM and departure the following Saturday before 9:30 AM (Inventory check by 9:15 AM at the latest). For a short stay (4 nights), e.g., arrival on Monday from 5:00 PM: departure on Friday before 9:30 AM (Inventory check by 9:15 AM at the latest). The tenant must appear on the specified day and time mentioned on this contract. In case of late or delayed arrival, the tenant must notify the lessor.

ARTICLE 6: PAYMENT OF THE BALANCE The balance of the price of the stay must be paid one month before the beginning of the stay, and the flat-rate tourist tax upon key handover. The flat-rate tourist tax for 2026 is €1.43 per person over 18 years old per night. (Reminder: the tourist tax is a local tax that the tenant must pay to the lessor, who then remits it to the Public Treasury). It may be adjusted by the region each year. The tenant will be asked to visit the rented areas and check that they are suitable in order to proceed with an inventory. A tenant who has not paid the balance by the agreed date is considered to have cancelled their stay. Consequently, the service is put back up for rent and no refund will be issued.

ARTICLE 7: INVENTORY AND CLEANING An oral inventory is established jointly with the tenant and the lessor upon arrival and departure from the gîte. This inventory constitutes the sole reference in case of dispute regarding the condition of the premises. The tenant has 24 hours from arrival to report any difficulty or defect encountered. Beyond that, any breakage will be attributed to the tenant. The cleanliness status of the gîte upon arrival must be noted in the inventory. Cleaning the premises is the responsibility of the tenant during their stay and before departure. Cleaning is included in the rate and is mandatory. Even with the cleaning package, trash must be emptied, the dishwasher emptied and loaded dishes put away (clean dishes), beds unmade, the barbecue and oven cleaned, and common areas tidy (broom, mop). You will find all details in the welcome booklet and internal rules of Mas de la Colombe. The cleaning package included in the rate does not exempt you from maintaining the place during your stay. The location must be left in a respectable condition. Sleeping bags are prohibited without a pillowcase and fitted bed sheet (for click-clack sofas, sheets are either not provided or counted as an extra option).

ARTICLE 8: SECURITY DEPOSIT Upon arrival of the tenant, a security deposit whose amount is indicated in the contract is requested by the lessor, but is not cashed. Following the joint inventory check upon departure, this deposit is returned within a fortnight, minus the cost of restoring the premises if damage is observed. In case of early departure preventing the establishment of the exit inventory, the security deposit is sent back within a period not exceeding two weeks, minus the cost of restoration if damage is noted. The security deposit amount is €1,000 per rented gîte. For all 3 gîtes rented, €3,000. You will also be asked for a €100 cleaning security deposit. It covers the condition of the kitchen and tableware, which must be clean and put away, beds unmade, barbecue and oven cleaned, and trash emptied. The accommodation must be left in good condition, with the kitchen and terrace swept and washed if necessary. The deposit may be retained in case of non-compliance with these instructions. The security deposit is handled exclusively via secure credit card pre-authorization (PLBS system). Security deposits by check or cash are not accepted. No amount is debited except in the case of a justified withholding in accordance with the contract terms. Please check with your bank that your credit card payment limit is high enough to allow the registration of the deposits (€3,000 for the stay and €100 for cleaning). No special action is required if your limit is already adapted.

ARTICLE 9: USE OF THE PREMISES The tenant must ensure the peaceful character of the gîte and use it in accordance with the destination of the premises. Outdoor noise is tolerated until 11:00 PM. Although we are not overlooked, we are nonetheless in a hamlet with other houses and gîtes. We ask you to respect everyone’s peace and quiet. The use of sound systems (PA systems) is forbidden on site. Music must be kept at a reasonable volume. The owners live on site in the Mas.

ARTICLE 10: CAPACITY This contract is established for a maximum capacity of 17 people, children and babies included. The possibility of going up to 18 people (this remains entirely exceptional and concerns babies) with a price surcharge and authorization from the lessor. If the number of tenants exceeds the capacity, the lessor may refuse additional persons and cancel this contract. Any visits by persons not mentioned on the contract will require the lessor’s authorization. Any modification or termination of the contract will be considered initiated by the tenant. Please indicate the number of people, first and last names, and ages of people staying in the gîte or gîtes (children and babies included). The lessor will have you fill out an attendance sheet upon arrival. Any person not specified on this list and on the contract will not be allowed to come to the estate, not even for the day. The tenant must notify the lessor who will give agreement or not for any change in the list of people present on the site. For visits by people not part of the contract, the owner may request a surcharge. This rule may seem strict but ensures that this place remains peaceful and respects both parties staying in the Mas.

ARTICLE 11: PETS This contract specifies that the lessor does not accept pets on the property. In case of non-compliance, the lessor may refuse access to the premises to the tenant. In this case, any modification or termination of the contract will be considered as being at the tenant’s initiative.

ARTICLE 12: PROHIBITIONS Smoking inside the gîtes is strictly prohibited. Pitching a tent within the estate grounds is forbidden.

ARTICLE 13: INSURANCE The hosted tenant is liable for all damages occurring through their actions. They are advised to take out a holiday/vacation home insurance policy for the duration of the stay. In case of theft or damage in the rented premises, the lessor declines all responsibility. The pool is chlorine-based, measures 11m x 6.5m with a depth of 1.40m, and is heated from mid-April to early October depending on the weather. It is secured but unsupervised. Children must remain under adult supervision, as well as at the playground and swing area. Floaties and armbands are mandatory for children who cannot swim. Minor children must always be accompanied by an adult in the pool area. The pool is open from 10:00 AM to 8:00 PM; outside these hours, access is reserved for the owners.

ARTICLE 14: LINEN Towels are not provided, but the lessor can rent them to you (€8 per person). Bed linen is provided and beds are made upon arrival (except for click-clac sofas). We can offer pool towels for rent (€5 per person for the stay).

ARTICLE 15: WASHING MACHINE A washing machine is at your disposal in the RUBIS gîte; laundry detergent and fabric softener are your responsibility.

ARTICLE 16: ELECTRIC CARS A special charging point is installed. When you wish to charge your electric car, please contact the owners. Charging will be billed according to consumption and at the current rate.

ARTICLE 17: REGULATIONS Internal regulations are at your disposal in the gîtes, as well as information on possible visits and activities in Ardèche. The tenant declares to agree to the terms of this contract, which includes the establishment’s descriptive sheet and the general rental conditions. The tenant declares to hold a personal civil liability insurance policy covering vacation risks.
